Fuse is a vertically integrated real estate operator on a mission to redefine urban living for students and young professionals. We’re currently active in Prague, Vienna, Budapest, Warsaw, Krakow, and Riga, and scaling rapidly to meet demand. With a strong product-market fit and operational track record, we’re now entering the next phase of our growth.
Fuse is structured around a hybrid growth model. Today, we scale our operations (OpCo) through a mix of deal-by-deal acquisitions with our property company (PropCo), as well as master leases and service agreements. Looking ahead, we are preparing to launch our first dedicated real estate fund, enabling us to acquire assets at scale and further integrate our platform.
The OpCo will evolve into a powerful operator and community brand that services both owned and third-party assets. The CIO will play a pivotal role in designing, structuring, and deploying this fund strategy while continuing to lead our ongoing deal activity across Europe.
Your Role
As Chief Investment Officer, you’ll be at the forefront of Fuse’s expansion—leading our acquisitions strategy, managing deal flow from local teams, and negotiating high-value opportunities. You’ll oversee a cross-border deal pipeline and help structure complex transactions that drive Fuse’s strategic and financial goals.
This role combines high-level investment strategy with hands-on transaction execution. You will work directly with the founders to shape Fuse’s investment roadmap and position the company for long-term success.
Key Responsibilities
Deal Sourcing & Market Expansion
1. Lead and mentor a team of local Expansion Managers across European cities.
2. Analyze incoming opportunities to ensure alignment with Fuse’s investment thesis.
3. Use your personal network of agents, developers, and partners to source off-market deals.
4. Identify emerging submarkets and lead Fuse’s expansion into new cities.
Negotiation & Deal Structuring
1. Lead negotiations with landlords, sellers, and institutional partners to secure favorable terms.
2. Structure deals in ways that optimize long-term value while maintaining operational agility.
3. Align deal terms with fund strategies and performance expectations.
Fund Structuring & Investment Strategy
1. Co-lead the development and launch of Fuse’s first real estate fund.
2. Design the investment thesis, target return profiles, and go-to-market fundraising strategy.
3. Manage capital deployment strategy across owned and third-party assets.
Due Diligence & Financial Analysis
1. Conduct legal, market, and financial due diligence for all transactions.
2. Build and maintain robust financial models to evaluate risk-adjusted returns.
3. Coordinate with legal and financial advisors to ensure deal compliance and security.
Transaction & Integration Management
1. Oversee end-to-end deal execution, from sourcing to contract signing.
2. Ensure seamless handover of assets into Fuse’s operational portfolio.
3. Collaborate with the development and operations teams to optimize value creation post-deal.
Who We’re Looking For:
* 3+ years of experience in real estate acquisitions, investments, leasing, or a related field.
* Proven track record negotiating and closing real estate transactions.
* Deep understanding of various deal structures (e.g., acquisitions, master leases, JV partnerships).
* Strong financial modeling and analytical skills.
* Entrepreneurial mindset with a hands-on approach and a bias for action.
* Excited by the opportunity to build a fund and scale a pan-European real estate platform.
