Job description
As Head of Real Estate Development you actively contribute to the strategic pillars of Diversification and Hub Performance of the company.
The goal of the Airport Business District is to further develop the airport into an economic center securing the best airport in Europe. It aims to develop its economic activities within an urban context; in addition to the airport activities and connected to a mobility hub; the intermodal hub.
The program includes the development of the following projects:
1. An office building of +/- 25;000 m² with retail and parking facilities
2. A 4/5-star hotel with +/- 250 rooms
3. An intermodal hub with a connection to the arrival and departure terminal
4. A boulevard for public transport and improving accessibility
5. The construction of an outdoor space; including the plaza in front of the departure hall.
Together with the Director Real Estate you have an end to end responsibility securing the roll out of the Real Estate Masterplan regarding the ABD zone development; in line with BAC's diversification strategy; with a strong emphasis on customer experience & centricity.
6. You will contribute to the set-up and implementation of the strategic and tactical plan of the Real Estate Department and translate this into a concrete action plan for the ABD zone development.
7. You are fully responsible for the ABD Phase 1 program and you guarantee the development of the program within the predetermined scope; time and budget.
8. You will manage all the key stakeholders of this program: consortium of architectural and engineering firms; Quantity & Quality Surveyor and a wide range of internal BAC departments; etc. You also oversee the cooperation with the various external stakeholders (customers; governments; transport companies; etc...).
9. You assure effective stakeholder management through active participation in different cross departmental meetings; both in- and external; that may impact the development of ABD. Through solid interaction and communication you ensure client satisfaction and engagement.
10. You manage; coach and motivate your project & cross functional team (Project Managers; Financial Controllers; Master Planning; Legal; etc.) in order to achieve the common goal: realizing BAC's real estate ambitions.
11. You are responsible for preparing and presenting investment proposals to Senior Management and the Management Committee.
12. You will set-up partnerships with different brokers and partners for the further commercialization of the different projects in the ABD zone; including attracting new real estate clients to the airport; providing guidance and advice to (prospective) tenants. In order to achieve an optimal/maximum occupancy rate and ROI.
13. You report directly to the Director Real Estate.
Profile
14. You obtained a Master Degree or equivalent through relevant experience and combine this with a solid track record of min 10-15 years within real estate/real estate development. Experience within the Airport Industry is a plus.
15. Your expertise in real estate development; including the set up and management of large construction projects; allows you to develop and implement a state of the art real estate strategy for the Airport Business District.
16. You master the program- and project management dynamics securing delivery within scope; time; quality and budget. Experience with PMI methodology (PMBOK) or similar methodologies is required.
17. You gained a solid people management experience (+10 years) and are able to manage; motivate and enthuse transversal teams.
18. You have a helicopter view; are able to guard the long-term vision and overall interest of the company strategy and are able to work in complex environments.
19. You have experience in preparing and giving presentations to the Executive Management Level.
20. You combine your financial knowledge with a commercial attitude.
21. Your resolute and solid communication; combined with your excellent tactical and strategic negotiation skill set; enable you to guide diverse stakeholders to common results.
22. You are empathic; mature; stress-resistant and correct. You are able to see the global picture enabling you to make decisions even with uncertain factors.
23. You are result driven and customer oriented with a strong analytical; problem solving and hands-on mindset.
24. You are fluent in Dutch; with a good knowledge of English and French.
